Bin Room Cleaning for Strata Buildings in Sydney

A bin room is the one part of a building every resident uses and nobody wants to walk into. It is enclosed, it is warm, and it holds the waste of fifty households between collections. When it turns, it turns fast, and the complaints land with the strata manager rather than the people who caused it.
myBins cleans bin rooms and bin bays on a schedule, so it never gets to that point.
What the job covers
A bin room clean is not a kerbside bin clean with more bins. It is the room as well as what is in it:
- Every bin washed and sanitised, inside, outside, lid and handle
- Floors degreased and washed down, including under and behind the bins
- Walls and the chute opening wiped where waste has made contact
- Drains flushed and deodorised, which is usually where the smell is actually coming from
- Treatment for flies, cockroaches and maggots, which is a cleaning problem before it is a pest problem
- All waste water collected and taken away, not pushed into the building’s drain
Why it is a strata problem, not a cleaning problem
Most buildings have a cleaner. Very few have equipment that will do a bin room properly, because it needs hot water under pressure and somewhere for the dirty water to go.
So the room gets mopped, which moves the problem around and leaves the actual cause in the drain and under the bins. Three days later it smells again and nobody can work out why.
The honest version is that a bin room needs the same equipment a bin needs, plus somewhere to put the run off. That is the whole reason it is a separate job.
How often
For a residential building, monthly is the usual starting point, moving to fortnightly over summer or where the chute gets heavy use. Smaller blocks with six or eight units often sit comfortably on quarterly.
If there is already a complaint or a pest issue, the first clean is a bigger job than the ones after it. Expect the first visit to take longer and cost more, then settle.
Reporting for the committee
We can send a short confirmation after each visit, including the date, what was done, and anything the building should know about. That matters when the question at the next meeting is whether the money is doing anything.
If something structural is causing the problem, a drain that does not fall properly, a chute that is damaged, a bin bay with no hose point, we will say so rather than cleaning around it every month.
Buildings we work with
Apartment blocks, townhouse complexes, mixed use buildings and commercial bin bays across Sydney and the North Shore, including Parramatta, Manly, Mosman, Neutral Bay and the surrounding suburbs.
We work with strata managers, building managers and committees directly, and we are happy to quote off a photo and a bin count if it is easier than arranging access. We also clean kerbside wheelie bins, and look after property management and real estate portfolios.
Common questions
Do you need access to the bin room?
Yes, and that is usually the only thing to arrange. A key, fob or a time when the room is open is enough. We do not need anyone to be present.
What happens to the waste water?
It is collected and taken away. It does not go into the building’s drains or the stormwater system, which is both a compliance issue and the reason mopping makes it worse.
Will it stop the smell coming back?
A clean resets it. Whether it stays reset depends on how often the room is used and how often we come back. Buildings that go from never to monthly usually notice within one visit.
Is this the same as pest control?
No, but it removes what the pests are there for. Plenty of buildings find the pest problem goes away once the room is actually clean. If it does not, you have a different problem and you should know that.
Can you quote without visiting?
Usually. Send the number of bins, roughly how many units, and a photo of the room. That is normally enough for a price.
