Why bins become a property manager’s problem

The pattern is consistent across the portfolios we service:

  • Nobody owns the bin routine. In a share house or a short tenancy, putting bins out is everyone’s job and therefore no one’s.
  • Collection days differ by address. Most Sydney councils assign collection by street, not suburb. A tenant who moves from Mosman to Cremorne genuinely doesn’t know their new day.
  • Vacancies and changeovers. An empty property still has a collection day, and a bin left out for a fortnight is a neighbour complaint waiting to happen.
  • Turnover leaves bins filthy. The bin that got no attention for a twelve-month lease becomes your problem at the next inspection.

Bin placement — bins out and bins back

We take bins to the kerb before collection and return them once they’re emptied, on a recurring schedule matched to each property’s council day. It removes the single most common bin complaint, and it works whether the property is tenanted or vacant.

Wheelie bin cleaning

High-pressure cleaning and sanitising, done at the kerb after collection while the bin is empty. Particularly worth scheduling between tenancies — a clean bin at handover is one less thing on the condition report.

Rubbish removal

For changeovers and clean-outs: bulky items, garage clean-outs and general household rubbish left behind by outgoing tenants.

How we work with agencies

  • One account, many addresses. Add and remove properties as your rent roll changes — no separate booking per property.
  • We track the council days. You don’t have to tell us when each property is collected; that’s our job.
  • Consolidated invoicing. Bill the agency, the landlord or the tenant, whichever suits the arrangement.
  • Vacant properties included. Bins still get managed between tenancies.

What tenants leave behind, and who wears it

The bin problem on a rent roll is rarely the bins. It is the mattress in the driveway on the day the new tenant arrives.

Councils across Sydney run free bulky waste collections, but the allowances are tight and they reset on Council’s clock, not on your lease dates:

  • Northern Beaches — two collections in any rolling 12 months, up to 3 cubic metres. That runs from the first booking, not from January, so an incoming tenant can find the outgoing one has already used both.
  • North Sydney — 2 cubic metres for a house, but only half a cubic metre per unit, booked by 4pm the Sunday before a fortnightly Monday collection.
  • Woollahra — scheduled by zone rather than booked, limited to “one ute load”, and items must go out the Sunday night before. Council’s wording is blunt: not earlier and not later. Fines start at $320.
  • Randwick — the most generous nearby at six collections a year, one scheduled and five booked.
  • Ku-ring-gai — four bookings a year, but bulky waste and bulk green waste draw from the same pool, so a garden clean-up costs a hard-rubbish collection.

None of that helps when a settlement or a lease start is fixed and Council’s next available date is three weeks out. That gap is the reason agencies call us.

Where a clean actually changes the outcome

Three moments are worth spending money on, and the rest usually are not:

  • Before photography. Bins appear in more listing photos than agents intend — down the side passage, in the driveway, at the edge of a courtyard shot.
  • Before an open home. A bin smelled from the front path frames the whole inspection, and it is the one thing buyers mention afterwards.
  • At changeover. A bin handed over dirty becomes a bond conversation, and bond conversations cost more in time than the clean ever did.

We work per property or across a rent roll, invoice the agency directly rather than the tenant, and can attend without anyone being on site.
