Bin Services for Strata & Property Management

Shared bins are nobody’s job, which is why they become the building manager’s job. In a block of twenty apartments, the bin room is used by everyone and owned by no one. Bins don’t get taken out, lids don’t close, the room starts to smell, and the complaints come to you — not to the residents who caused it.

myBins runs bin rooms as a standing service for strata committees, building managers and property management agencies across Sydney’s Northern Beaches, Lower North Shore and Eastern Suburbs.

What goes wrong in shared bin areas

  • No individual accountability. Everyone assumes someone else will do it.
  • Enclosed rooms, no airflow. A bin room is often a windowless space where odour has nowhere to go.
  • Drain flies and cockroaches. Both are a cleaning problem, not a pest-spray problem — they breed in the residue in the bottom of bins.
  • Overflow on collection cycles. A block generating more waste than its bin allocation means side-waste, which councils won’t collect.
  • Bins left in fire-egress paths. A compliance issue as much as a housekeeping one.

Bins moved to the kerb before collection and returned to the room afterwards, on a recurring schedule matched to the building’s council day. Residents aren’t involved.

Bin cleaning and sanitising

High-pressure cleaning and sanitising of every bin in the room, after collection while they’re empty. For most buildings this is the single change that resolves an ongoing odour complaint.

Bins returned in order, lids closed, the area left tidy. It’s what residents and prospective buyers actually notice.

Rubbish removal

For hard-waste days, abandoned items and clear-outs — bulky items and general rubbish.

How we work with strata and agencies

  • One account across many buildings, with consolidated invoicing to the strata, the agency or the owners corporation.

Bulky waste: what your building is actually entitled to

This is where most buildings quietly lose money, because the rules are written per council and almost never per building the way managers assume.

  • Northern Beaches Council — where bins are communal, the whole building gets two collections in any rolling 12 months, and only the strata manager or owners corporation can book them. Some blocks are set up so each occupier books their own instead. You have to check which applies to your property before you promise a resident anything.
  • North Sydney Council — a house gets 2 cubic metres a booking. A unit gets half a cubic metre. That is a mattress and very little else. Large items must go out on the main street frontage, not a rear laneway, because the truck needs access.
  • Ku-ring-gai Council — every unit must book separately, and Council states plainly that adding your waste to a neighbour’s booking is treated as illegal dumping.
  • Hornsby Shire — apartment buildings of six storeys or more get no free scheduled service at all. It is user-pays, currently $165 plus GST per 5 cubic metres, and strata management has to book it. Buildings under six storeys get a monthly collection in the third week of the month.
  • City of Sydney — one booking per item group per building per week. If a resident has already booked that week, nobody else in the building can.
  • Waverley Council — building managers can book on behalf of individual units, and Council offers free strata waste by-law templates drafted by strata lawyers, covering illegal dumping, contamination and bin maintenance.

The practical consequence is the same everywhere: the allowance runs out, someone leaves a lounge beside the bins anyway, and it becomes the building’s problem. That is usually the point at which we get called.

Why bin rooms need different treatment to kerbside bins

A household bin spends most of its week outside. A bin room bin never leaves an enclosed space, often with no ventilation and no natural light, used by dozens of people with no individual responsibility for it.

Residue builds faster, odour has nowhere to go, and the smell residents notice in the lobby or the lift well usually starts in the bin room. Emptying does not fix it, because the problem is what has dried onto the inside of the bin and the floor around it.

We quote per bin room rather than per bin, work around the building’s collection days, and invoice the strata or managing agent directly rather than chasing residents.
